How Can I Help?

  • I am a first time buyer. How can I buy my first home?
    Message us via WhatsApp to start the initial conversation. One of our team members will help to assess your eligibility to buy, buying budget, grants as well as options available for you. One of the basic components of buying your first home is to check your loan eligibility. To qualify for a housing loan, you will need to have pay slips and CPF contributions (for employees). If you are self-employed, your IRAS Notice of Assessment (NOA) will be required, among others. The next step may be an explanation or discussion over the phone, or a consultation in person or via video call.
  • Can I still buy a home if I am working but without pay slips or CPF Contribution?
    This will be tough as the lender (HDB or bank) will require proof of employment and earning capacity before they can grant you a loan.
  • My HLE is approved but it is too low. How can I buy a flat?
    Situation A: If you are in a single-income household, with one spouse not employed, one of the ways to get a stronger HLE is for the other spouse to gain employment. The increased household income will help you get a higher HLE, which can hopefully be sufficient for you to buy a flat. The other way is for the employed spouse to get a higher paying job. Situation B: If you are a single buyer, it is not uncommon to have cash top-ups to the monthly repayment. To eliminate or reduce this, you might have to look for a cheaper flat (if possible). Else, you might want to consider applying for a BTO flat. If your HLE is not currently sufficient to buy a flat, you might want to apply for a BTO flat, grow your CPF/ cash savings, or unfortunately have to wait for prices to cool down.
  • What housing grants are available for a first time buyer like me?
    There are three housing grants available. (i) The Family Grant, aka First Timer Grant: $50,000 for 4-room flats and smaller; $40,000 for 5-room flats and bigger. The Singles Grant is half of the above: $25,000 and $20,000 respectively. (ii) Enhanced Housing Grant: up to $80,000, subject to a monthly household income cap of $9,000. EHG for single buyers: up to $40,000, subject to a monthly income cap of $4,500. (iii) The Proximity Housing Grant (PHG) is the only one where second-time buyers are still eligible to apply. If you are buying a resale flat to live with or near your parents/ child, you may apply for the following Proximity Housing Grant (PHG): $30,000 to live with your parents/ child $20,000 to live near your parents/ child (within 4km) For single buyers, the amount is halved - $15,000 and $10,000 respectively.
  • How much is the Agent Fee to help a buyer with the purchase of a resale HDB flat?
    Risdian Isbintara’s Buyer Agent Fees is 1% + GST. Our professional team will be there every step of the journey, from the initial Consultation and loan application, right to the end – the Completion and handover. Buying a property is likely the biggest and costliest purchase in your life. Let a professional take care of it so as to make sure your home buying journey is enjoyable and smooth.
  • How much is the Agent Fee to help a buyer with the purchase of a resale private property?
    For the purchase of a resale private property, there is no Agent Fee payable by the buyer. As your Buying agent, Risdian Isbintara will collect a shared commission from the Seller Agent.
  • How much is the Agent Fee to help a buyer with the purchase of a new launch private property, purchased directly from a developer?
    For the purchase of a new launch private property, there is no Agent Fee payable by the buyers. As your Buying agent, Risdian Isbintara will collect a commission from the developer.
  • I would like to view a showflat of a new launch condo. How can I get Risdian Isbintara to help me with this?
    Get in touch with me and I will make an appointment for your visit to the showflat(s). Risdian Isbintara will represent you on an exclusive basis - our team will appoint the right experts in your preferred project(s), and will map out all the various options available for you. We will assist and guide you until you successfully secure your next home.
  • I am thinking to sell my property. How do I go about doing so?

  • Is this Consultation session chargeable?
    All Risdian Isbintara’s Consultations are free-of-charge and non-obligatory. We usually recommend that Selling Consultations be done at the property itself, to allow Risdian to have an assessment of the property. This will allow our team to plan the most marketing strategies for your property. If this is not possible, we can meet at a separate venue, or via a Zoom teleconference, whichever is most suitable.
  • What type of properties does Risdian Isbintara help clients with?

  • How much is the Seller Agent Fees to market and sell a property?
    Most times, our fee to market and sell a property is 2% + GST. This includes all advertising and production costs. Excluded fees include administrative HDB payments, like submission fees, caveat fees etc. In the event that extra marketing tools are required, for example, Home Staging, this will be a separate cost.
  • I am thinking of having an open listing to sell my property, so that as more agents market my property, it can get better exposure. Can we engage Risdian Isbintara as one of them?
    All properties marketed by Risdian Isbintara are on exclusive basis. As our team provides a thorough and free Consultation, as well as our Dynamic Marketing strategy, there is heavy investment on our part to ensure we get the right price and the right buyers for each property that we market.   • How long does it take to sell a property?
    This depends on many factors, e.g. the market condition, estate, location, age of flat, floor, size, layout, price, and renovation of the unit. Most flats tend to sell within three months. Some might take a little longer, perhaps three to six months. More challenging units, for instance, those that face Ethnic Integration Policy (EIP) quota restrictions might even take over a year to sell. Usually, within one month of marketing, we should be able to tweak some of the marketing strategies to help sell the property.
