On 26th October I helped my buyers, a couple in their 30's, secured their very first home together.

"Can I tell you how we decided on this deal?"

said the seller just as he finished signing the Option, granting my buyers’ exclusive rights to purchase his flat for the next 21 days.


He was one of two owners of a well renovated HDB executive maisonette with a realistic price tag. The design was modern and fittings were by quality brands. My buyers were not the only interested parties and there were others having second viewings of the place.



"It was because of you. The offer price was important, but you were key in our consideration,"

he continued. I smiled but was surprised as I didn't represent them.


"Your buyers came with you; an agent who we see is very professional and conducted yourself very well with your clients. Even when you raised concerns (cons) about my unit, you did it respectfully.”

“Although agents are not free from making mistakes, this is their rice bowl and is motivated to ensure the buyers are eligible and financially capable to complete the transaction.”


“There were direct buyers that didn't engage an agent, probably to save cost, but they didn't give me the confidence to enter a deal with them even though the offers they forwarded were not far from target.”


“I’m just afraid their mistake and lack of experience may jeopardize the whole thing and it would cost me a big lost in time, opportunity and efforts. These losses will not be worth it even if they were to entice me with a few thousand dollars more.”


“This is a commitment of over half a million dollars. A buyer that engages an agent shows that he is serious about getting the correct advice and ensuring his deal goes smoothly, in spite of the costs. Moreover HDB transactions can be complex to handle with the various policies, grants, valuation, inspections, extension of stay etc.”


“There was another couple that came with their agent but they totally thrash talked about my place. They keep giving one negative comment after another. I guess this is their way of trying to slash the price. I have no interest to hear their offer!”


“So there you go, Ris. That's why we chose to only enter negotiations with you and your buyers."

 

The Main Points


  • Engage a licensed real estate salesperson

  • Your actions are being judged by everyone

  • Don't piss off the seller.

  • Be respectful. State your concerns in a constructive manner.

  • If you are a house owner who may be sensitive towards comments, best you not be around during house showings

  • If you as a buyer is absolutely certain you are not interested in the place, just exit gracefully. No need to berate or question the owner his choice of a green flooring or polka dot curtains.
